The right shape for your property depends on what the house can structurally take, what's possible under permitted development or with a full planning application, what your neighbours will accept on a party-wall agreement, and what you actually need the extension to do day-to-day. We work through all of that at the quote stage before any drawings get costed.
Extensions usually start with an architect's drawings, structural engineer's calculations, and a Building Control application. Many of our clients come to us with those already in hand. If you don't have them yet, we work with local architects and can introduce you. The build itself begins with groundworks: footings dug to the depth and width specified, foundations poured to the engineer's spec, and steels installed where needed for openings or upper-storey loads.
From foundations the build moves through superstructure (brickwork, blockwork, timber framing), roof, windows and doors, then first-fix services (plumbing, electrics, mechanical ventilation, heating), insulation, plasterboard, second-fix services, decorating and finish. The team's lead has been laying bricks for over 30 years, so the masonry detail on openings, plinths and feature work goes through someone who knows the trade end-to-end.
Build duration depends on the scope. A single-storey rear extension typically runs two to four months from groundworks to handover. A double-storey extension or wraparound runs longer, three to six months depending on size and finish. Larger extensions with significant glazing, complex roof structures, kitchen fit-out or bathroom inclusion sit at the longer end.
Planning permission timelines are separate and sit outside our control. A straightforward permitted development build can start within weeks of design completion. A full planning application typically adds eight to twelve weeks before any work begins on site. We factor planning realism into the start-date conversation rather than promising dates we can't control.

Sites with sloping gardens or retaining walls add cost.

We give a free site visit, review architect's drawings if you have them, and follow up with an itemised written quote covering each phase of the build. If you don't have drawings yet, we can advise on what scope is realistic before you commit to an architect's fee.
Most extensions in NW London require architect's drawings, structural engineer's calculations, and Building Regulations approval through Building Control. We work with local architects and engineers regularly, and we're happy to coordinate the package for clients who'd rather have one point of contact. Where you've already engaged your own architect, we build to their drawings and liaise with them through the project.
On Building Control, we handle the inspection bookings as the build progresses. Foundation inspections, damp-proof course inspections, drainage testing, and final completion are all scheduled at the appropriate stage and signed off before we move past them. The certificates land with you at handover, which matters for resale and insurance.
