A typical garage conversion involves removing the existing garage door, building up the front wall to match the rest of the elevation (matching brickwork is where our trade background matters), insulating the walls, floor and ceiling to current Building Regs, installing windows or French doors in the new front wall, and finishing the interior to a habitable standard. Heating extends from the existing system; lighting and sockets are added on a new circuit.
What was a cold, single-skin space sized for a car becomes a properly insulated, heated, ventilated room with no obvious external sign it was ever a garage. The build doesn't add to the property's footprint, which means it usually falls under permitted development rather than needing full planning permission. That makes garage conversion one of the quickest ways to add a habitable room to an NW London semi.
We start with a site visit and a structural assessment. Most attached garages have a separate roof structure and shallower foundations than the house they're attached to, so we check the existing concrete slab, foundation depth and damp-proofing. The slab is the floor of your new room, so it has to be insulated above (or sometimes below if access allows) and the existing slab edge has to tie correctly into the existing house damp course.
Build sequence runs through structural changes (filling in the door opening with matching brickwork, opening up the connection to the house if it's an integral garage), insulation to walls floor and ceiling, electrical first-fix, plasterboard, then second-fix electrics, decorating and floor finish. Where the conversion extends the kitchen or adds a utility room, plumbing first-fix slots into the sequence.
Straightforward attached garage conversions typically run four to six weeks. Larger conversions, conversions involving structural changes between the garage and the house, or conversions that include a new kitchen, bathroom or utility room run longer (six to ten weeks). Conversions of detached garages or outbuildings are essentially small extensions and take proportionally more time.
Compared to a full home extension, garage conversion is typically much faster because most of the building shell already exists. The work is mostly internal: insulation, services, finishes. That's also why it's typically more cost-effective per square metre of usable space than a comparable new-build extension.
Garage Conversions Across NW London
Garage conversions across Ruislip, Pinner, Northwood, Uxbridge, Harrow, Watford, Rickmansworth, Amersham, Ealing and Beaconsfield. The 1930s semi-detached stock that's typical across the area is where most of these conversions happen.
Garage conversion cost is driven by the existing structure (whether the slab is sound, whether damp-proofing is adequate, whether the walls need rebuilding), the level of fit-out (basic habitable room vs full kitchen or bathroom inclusion), the heating and electrical work required, and the windows or doors specified for the new front wall. Older properties with shallower foundations or damp issues can need more remedial work before the habitable conversion begins.
We give a free site visit, assess the existing structure, and follow up with an itemised written quote. The structural and remedial work is quoted separately from the habitable conversion itself, so you see exactly where the money is going.
Most attached garage conversions fall under permitted development, which means full planning permission isn't required. There are exceptions: conservation areas, properties already at their PD allowance, and conversions that materially change the external appearance can need planning. The key external change (replacing the garage door with a window or French doors) usually doesn't trigger planning on its own, but it's worth checking with the council before starting work.
Building Regs apply regardless of planning, because the conversion changes the use of the space from non-habitable to habitable. That means insulation, ventilation, fire safety, and electrical work all have to meet current Building Regs standards. We handle the Building Control application and inspections as part of the build, with final certificates landing with you at completion.
